Septic System Inspections in Ontario
Inspections confirm that tanks, piping, and leaching beds are working and meet local requirements. They are common during property sales, building permits, and after major renovations.
Types of inspections
Routine maintenance visit — Often combined with pumping; checks levels, baffles, and obvious defects
OBC / municipal inspection — May be required for permits or compliance programs in your township
Real estate inspection — Documents system age, type, and visible issues for buyers
What inspectors evaluate
Tank structural condition and watertightness
Distribution box and bed lines (where accessible)
Signs of surfacing effluent or hydraulic failure
Setbacks to wells, watercourses, and structures
Records of pumping and any prior repairs
After the report
Minor issues (baffle repair, risers, lids) are usually straightforward. Bed failure or undersized systems may require engineering and permits for repair or replacement.
